What's a CMA?

Say you want to sell your home. One of the most important pieces to selling your home is pricing it correctly. But how do you get the correct value of your home without overpricing or underpricing?

Do you ask the Magic 8-Ball? Do you figure out how much you paid for it a few years ago, and add a couple thousand dollars per year to that amount? Do you bring in a psychic? Do you ask your neighbor?

Well, hopefully, you'll ask your Realtor (hopefully, you'll ask me) to do a CMA for you.

I will compare your home to others in the Columbus market, find the most comparable homes, the most recent sales, etc. and get the closest number possible to the actual fair market value of your home.

A lot goes into preparing the CMA, and to be honest, this is one of the first big pieces to selling your home. In fact, it's one of the most important throughout the entire process.

Website Revisions

If you've been to my real estate website (www.HamiltonHomesGroup.com), you know that I put a lot of time into it to bring value to my visitors.

I try to make it beneficial for buyers and sellers equally, providing property searches, this blog, videos, school info, and more.

Why do I do this? It's just a website.

The statistics are now showing that 89% of homebuyers use the internet for their home search. What! Eighty-nine percent! Just a couple years ago it was less than 50%. And in California (which seems to dictate real estate trends a year or two in advance), 100% of buyers used the internet for their home search. Wow, I don't think I've ever seen a poll with 100% anything. Can that be right? I guess so.

Either way, supposedly the top two items real estate website visitors are looking for are these:
1) Free property search
2) Free Comparative Market Analysis (CMA), to see how much their current home is worth

Today, I added a link for a FREE CMA to my site and did away with the picture link for my "About Me" page. Website visitors aren't coming to my site to learn about my background, they want to find homes, sell homes, and possibly read this blog.
